PROJECT STRATEGY CONSULTATION

LEASE REVIEW
Your office buildout responsibilities are negotiated before the lease is signed. Our lease review process can help with your negotiations and avoid higher than necessary construction costs. We also review fully executed leases to help summarize your project responsibilities.
REQUEST FOR PROPOSAL (RFP)
We identify the necessary project consultants, vendors and contractors that your project will need; provide a strategy for obtaining competitive bids; evaluate received bids; and offer contract recommendations based on our experience and supporting documentation.
DESIGN
We work closely with you and the design consultants to ensure your vision and project requirements are met with cost efficiency. When necessary, we manage a ‘value engineering’ process to help you lower your construction costs.
PROJECT BUDGET AND SCHEDULE
Successful projects are completed on time and on budget. We evaluate your project’s needs; develop, present and maintain a realistic overall project budget and schedule; and keep you informed throughout the project.
PERMITTING
We identify your project’s necessary permits, manage the permit expediting process through the local jurisdiction and ensure your permits are closed at the end of your project.
REPORTING
We perform construction site visits to meet and coordinate with consultants, contractors and vendors so that we may develop, provide and review a current site conditions and status report.
COST TRACKING & ACCOUNTING
We manage all aspects of your project soft costs, hard costs, direct purchase costs and invoicing. We provide weekly project cost summaries to keep you informed of your project’s current accounting. We also offer project cost forecasting to assist with projected company cash flow.
CONSTRUCTION MANAGEMENT & ADMIN
We ensure all project consultants, contractors and vendors are performing according to their contract requirements. We lead the communication between all parties, manage the construction administration process and keep your project on schedule.
PROJECT CLOSEOUT
We consolidate all industry standard contractor close-out documents; create and finalize the project punchlist and provide a final project accounting summary.
MOVE MANAGEMENT
We evaluate your moving needs, develop a strategy, present cost options and coordinate a schedule with your staff for execution.
PROCUREMENT
We identify your necessary direct purchases to fulfill the project’s requirements. We coordinate sourcing, obtain competitive pricing and manage the ordering, delivery and logistics process according to your project schedule requirements.
